During the application process, we ask that you please upload necessary documents to complete the qualification. These are used to verify income, employment, and credit worthiness.

Required Documents:

  • Supporting IRS Document: W2 (preferred), 1040 (self-employed), 1099 (contractor or freelancer), or Offer Letter (new employees)
  • Paystub (2 most recent stubs) unless self-employed
  • Photo ID (state license or passport only)

Standard Applicant:

  • W2 (or Offer Letter if new employee)
  • Paystub (2 most recent stubs)
  • Photo ID (state license or passport only)
  • Offer Letter if recently hired within last 3 months

Self-employed/Business Owner:

  • Recent tax returns: 1040 (required)
  • Photo ID (state license or passport only)
  • Proof of business (required)
  • Current bank statement (optional)
  • An additional month of security deposit may be required (between 1.5 to 2 months)

Contractors:

  • IRS Docs: 1099 or 1040 (required)
  • Photo ID (state license or passport only)
  • Paystub (2 most recent stubs)
  • An additional month of security deposit may be required (between 1.5 to 2 months)

Students:

  • Photo ID (state license or passport only)
  • Co-signer must apply, sign lease, and meet Onerent Standard Qualification
  • 2 months security deposit (required)
  • If international student: student visa/permit (required)

International employees:

  • Work permit
  • Photo ID (state license or passport only)
  • IRS document if employed in the US for 1+ year (W2, 1099, 1040)
  • Offer Letter if recently hired within last 3 months

International Students

For any international students studying in the US and who may be applying to a Onerent home, we must receive the following along with your standard rental application:

  • Bank statements: Applicant must show enough money to cover the duration of the lease (Ex. month rent is $2,500 and the lease is for 12 months, the bank statements would need to show $2500 x 12 = 30,000). These can be uploaded in the W2 and pay-stub sections of your online application.
  • I-20 as proof of being an international student, to be uploaded in either the W2 and pay-stub section.

Co-signers:

Any applicant type can have a co-signer if they do not meet the credit/financial criteria. The co-signer must complete the rental screening, pass our Onerent Standard (650+, background check, 2.5x income), and sign the lease. 

Some groups may require additional security deposit (1.5 - 2 months) this is on a case by case basis.

Missing Docs:

If you are missing income/employment related docs or other forms, please do the following:

  • Upload Employment Offer Letter for proof of employment (if you have one)
  • Bank statements for proof of income (if you have them)
